General Application Process



How long does the application process take?

The application process typically takes 2-3 business days, but it can vary depending on how quickly we can verify your information with your employer, landlord (if applicable), and references.


What is the application fee?

The application fee is $40 and is non-refundable.


Who will need to apply?

Anyone 18 years and older that will reside in the property needs to submit an application, even if they are not a financial contributor.


What do I need to submit with my application?

You need to submit a fully completed, dated, and signed rental application along with the $40 application fee through the website.


Meeting the Requirements:


What does my credit score need to show?

  • All applicants over 18 must have a credit score above 600.
  • Scores below 600 result in automatic denial.
  • Applicants with a "NA" credit score require a co-signer.
  • Guarantors, if applicable, must have a minimum credit score of 680.


Background Check:


How much income do I need to qualify?

  • Married couples: You must have a combined monthly income of at least 2.5 times the monthly rent.


  • Single applicants: You must have a monthly income of at least 2.5 times the monthly rent. We will verify your income with your employer(s), so pay stubs are required.


What proof of income do you need?

  • You need a minimum of 12 months of employment history.
  • Self-employed applicants need to provide the past two years of tax returns.
  • One month of pay stubs from the current job.
  • Hire letter with proof of salary.


What is expected in my rental history?

Your rental history needs to be satisfactory with no evictions. It's preferred to have at least one year of rental history, a cosigner may be an option if you don't depending on credit being satisfactory.

Previous landlords should provide reports showing on-time rent payments, proper notice to vacate, no noise complaints, and no damage to the property.


What will you look for in my background check?

We require a satisfactory credit report and civil court record.

Your credit report should not show outstanding debts like judgments, liens, evictions, or unpaid collections from property management companies or utilities to be included


Do you allow felons to rent?

 At this time we cannot approve applications with felonies on the record


Can I have pets?

All residents are required to create and maintain an active account with OurPetPolicy at https://scan.ourpetpolicy.com/lease-packet/U7PR37.

 There is an annual fee of $20-35 per pet payable to OurPetPolicy at the time the lease is signed and each anniversary of when the lease is signed to create and update an animal profile with OurPetPolicy. Assistance Animal or No Pet Household profiles will not be charged.
Profiles must be renewed annually as directed by the Owner or OurPetPolicy.

Not Allowed Dog Breeds:

  • German Shepherds
  • Dobermans
  • Pit Bulls
  • Akitas
  • Staffordshire Terriers
  • Chows
  • Rottweilers
  • Any mix breeds that are part of the foregoing breeds


Pet Deposit and Fees:
• There is a one-time $350 pet fee per pet.
• There is a $20 monthly pet rent per pet.


Upon application approval, you'll have 14 days to move in once the property becomes available
